Alembic Cloud Forest Reviews
Nobody lives at Alembic Cloud Forest. The project is registered, under construction and roughly a third built, with completion filed for 31 October 2029. No apartment has been handed over, no family has moved in, and no occupant has anything to review. Any "resident review" of Alembic Cloud Forest circulating today was not written by someone living here, and this page publishes no star rating, no score out of five and no review count, because no verifiable set of buyer reviews for this project exists.

What follows instead is an assessment. It covers what the registration establishes, where the build and the sales book stood at the promoter's most recent filed position, what the developer promises that the registered schedule does not, how the project sits against real alternatives in the same catchment, and what to check before any money changes hands. The short version
Alembic Cloud Forest is registered as Cloud Forest under PRM/KA/RERA/1251/446/PR/250625/007869, with Shreno Limited as promoter. It is a three-tower, 798-home project on about 9.38 acres at Pattandur Agrahara Village, Bengaluru East, and it is genuinely under construction: 31% complete at 15 July 2026, up from 16% at 15 January 2026 and 25% at 15 April 2026. 434 of the 798 homes were booked at that date, leaving 364 available.
The case for it is an unusually clean file. Shreno Limited owns 100% of every survey number in the registration - there is no joint-development agreement, no landowner share and no co-promoter. No borrowing and no mortgage are declared against a project costed at ₹881.96 Cr. No litigation is declared on the land, the khata or the property. The completion date filed at registration has never been extended or modified, and the project's own complaint record is empty.
The case for caution is thinner but real. The promoter's Bengaluru track record is one project. The developer's marketing and the registered schedule disagree about whether there is a clubhouse. And a good deal of what circulates about this project online - unit counts, tower counts, township acreages, a larger apartment type, a top-of-range price - is not in the registration and is not published by the developer either.
The developer's record, honestly
Urban Forest, registered under PRM/KA/RERA/1251/446/PR/171031/001137 and approved on 31 October 2017, is the Alembic group's only Bengaluru delivery and the only other Karnataka project registration Shreno Limited holds. That is the whole local record. It is clean, it is finished, and it is small - one delivered project is a slim base from which to judge a three-tower high-rise costed at ₹881.96 Cr.
Two complaints have been recorded against the promoter. Both are on Urban Forest, both were filed in July 2019, both concern refunds on cancelled flats, and both have been disposed of. Alembic Cloud Forest itself carries zero complaints. That is the accurate statement of the promoter's complaint history, in full, and it is worth setting out precisely, because accounts of this developer's earlier project circulating elsewhere describe complaints of a different kind that the record does not support.
The useful diligence consequence is that Urban Forest is nearby, finished and occupied. A buyer can walk it, look at how a finished Alembic building in this city has aged, and speak to people who bought from this promoter. Very few Bengaluru purchases come with a comparable already standing a short distance away.
What the registration establishes, and what it does not
It establishes: that Alembic Cloud Forest is registered and approved under PRM/KA/RERA/1251/446/PR/250625/007869; that the promoter is Shreno Limited, CIN U26100GJ1944PLC000345; that the land is 37,945 sq m, about 9.38 acres; that three towers - A, B and C - carry 266 apartments each for a registered total of 798; that the mix is 240 two-bedroom homes, 348 three-bedroom and 210 of the 3.5 BHK type; that each tower is filed at 34 floors with 35 super-structure slabs, no basement and a height of 105.7 m; that completion is filed for 31 October 2029 with no extension and no plan modification against it; that every apartment in the registered schedule is allotted a parking lot; and that the promoter declares no borrowing, no mortgage and no litigation on land, khata or property.
It does not establish: that the building will be well finished. Registration is a disclosure regime, not a quality warranty and not a site inspection. It does not fix a price, does not certify a rate per sq ft, does not audit specifications or fittings, and does not guarantee that 31 October 2029 will be met - it makes the date legally meaningful and gives a buyer a remedy if it slips, which is a different thing. It also does not say that the apartment being offered to you is the one described in the schedule. That is what the cost sheet and the agreement are for.
One small thing worth knowing: the registration's own status field still reads as it did on the day the project was registered. That is registration-time metadata rather than a current description. The project is under construction, and the quarterly progress position is the figure to read.
Where the project stood at 15 July 2026
Every figure below is dated. This is the promoter's own filed position for the quarter, which makes it about nine weeks old as at 16 September 2026. The next quarterly position will move all of it.

Two readings follow from that table. First, the pace is real: 15 percentage points of filed completion across two quarters is a project that is moving, not one that has stalled after launch. Second, the per-tower numbers are lower than the project-level 31% because the project figure reflects overall progress including site-wide work, while each tower is measured on its own structure. Towers A, B and C are all early in their frames.
What a buyer should monitor
The build is a third done and the frame is young. Between today and 31 October 2029 sit the remaining super-structure across three 34-floor towers, the services, the elevations, the finishes and the landscape. Alembic Cloud Forest should be bought as what it is - an under-construction purchase resting on the filed date, the promoter and the agreement, not on what is visible on site this month.
The clubhouse is a genuine open question. The developer's own material promises an exclusive clubhouse. The registered amenity schedule affirmatively declares Club House: No and Community Hall: No, while declaring a party hall of 84 sq m, indoor sports of 470 sq m, outdoor sports of 1,175 sq m, a swimming pool of 310 sq m, parks of 645 sq m, plus power backup, water and sanitation, electrical infrastructure, a gym and CCTV. Both positions are set out here because both are real and this page cannot resolve them. No square footage for a clubhouse is published anywhere that can be verified, so none appears here. If a clubhouse matters to your decision, get its existence, its scope and its handover date named in the agreement rather than in a brochure.
The area basis changes the number, so pin it down. The developer publishes sizes on a basis of its own: carpet area as registered plus the exclusive common area that goes with the apartment - the balcony and utility. That is what its 936, 989, 1,230, 1,339 and 1,471 sq ft figures are. The registered carpet areas for the same five variants are 842, 898, 1,095, 1,197 and 1,320 sq ft. Older listings for this project quote a third, larger super built-up figure that no primary publication carries today. All three describe the same apartment. Ask for the carpet area and the developer's published area for your specific unit, in writing, and check both against the agreement.
The registered inventory is three types in five variants. 2 BHK, 2 BHK Large, 3 BHK, 3 BHK Large and 3.5 BHK. Nothing larger than the 3.5 BHK is registered or published by the developer. If you have seen a bigger apartment advertised for this project, treat it as a bespoke combination someone has proposed rather than as registered inventory, and ask for it to be shown to you in the registered schedule before you pay for it.
Parking is allotted, not sold separately, in the registered schedule. Every apartment row in that schedule carries a parking lot, and the project registers 1,041 covered lots plus 24 open against 798 apartments. If anyone quotes you a separate price for a parking slot, ask them to reconcile that with the registered allotment before you agree to it.
The further blocks are not registered. The developer's master plan shows two further blocks, D and E. Neither is registered with Karnataka RERA as at September 2026, and no launch date or unit count has been published. Buy what is registered today; do not price in what is not.
The neighbouring estate is not part of the purchase. Alembic Cloud Forest sits adjacent to Alembic City and to Alembic Urban Forest. The developer is explicit that the neighbouring development's plans and amenities do not form part of what is being sold here. Enjoy the address for what it is, but do not let anything on the other side of the boundary be sold to you as an amenity of this project.
How Alembic Cloud Forest compares
Competing projects are named here because they are the real alternatives a buyer at this budget will shortlist in this catchment. Their prices are deliberately absent. No primary publication establishes a current, comparable rate for any of them, and quoted prices in this micro-market are published on different area bases, which makes a side-by-side price column actively misleading rather than useful.

The one comparison this page will make on price is internal. Alembic Cloud Forest's published entry price is ₹2.10 Cr for the 936 sq ft two-bedroom apartment on the developer's own area basis - about ₹22,400 per sq ft on that basis. Larger configurations are quoted on request, and no top of range is published by the developer, so any range you see with a confident upper figure has been assembled by someone else. When you compare against anything on the table above, divide each price by the area it actually buys, and make sure both sides of the comparison use the same definition of area.
Due diligence before you pay anything
- Verify the registration yourself. Look up PRM/KA/RERA/1251/446/PR/250625/007869 at rera.karnataka.gov.in. Search under the registered name, Cloud Forest - the marketing name will not find it, and that surprises buyers.
- Check the promoter name against the agreement. The promoter is Shreno Limited, CIN U26100GJ1944PLC000345. The Alembic Real Estate name you see on the marketing material is a group-level brand, not the entity you are contracting with. Make sure the entity on your agreement is the one on the registration.
- Read the most recent quarterly position, not this page. The figures here are dated 15 July 2026. A newer quarter may be published by the time you are deciding. Take the newest one.
- Get a written cost sheet with the area basis named on it. Ask what the figure includes and excludes - taxes, registration, floor rise, preferential location, parking, corpus and advance maintenance - and ask for the rate and the exact area it is applied to.
- Ask for both areas for your apartment. The registered carpet area and the developer's published area, in writing, and check them against the agreement before signing.
- Get the amenity schedule named in the agreement. Especially the clubhouse, and especially its handover date relative to 31 October 2029.
- Confirm the parking allotment in writing. One lot per apartment is what the registered schedule shows. Have your lot identified in the allotment letter.
- Confirm the completion date and the delay remedy. 31 October 2029 is the filed date, and it has never been extended. What the agreement says happens if it slips is the clause that matters most to you.
- Walk Urban Forest. It is the same promoter's only delivered Bengaluru project, it is nearby, and it costs you an afternoon.
None of this is adversarial. It is the ordinary set of questions a multi-crore purchase deserves, and a promoter with a file this clean should be able to answer every one of them in writing.

Both descriptions are used, and neither is the registered one. The registered village is Pattandur Agrahara in K R Puram Hobli, and the site's northern boundary is the Kadugodi village boundary. The project is commonly marketed under the wider Whitefield address, which is how most buyers search for it.
Is Alembic Cloud Forest part of Alembic City?
